A duplex rents for $2,600 a month. Loan $300,000 at 7.25% for 30 years, taxes $400 and insurance $120 a month. What's the DSCR?

Questions

How does it define PITIA?

Principal, interest, taxes, insurance, association dues, ground rent and special assessments, per Fannie Mae Selling Guide B3-6-03.

Why not ask the model to do the math?

Models often get the annuity formula wrong by a few dollars. This server rounds to the cent and truncates DSCR, so 1.2499 is never shown as 1.25.

Is it a loan offer?

No. It does math on the numbers you give. Lender rules differ, and each result lists its sources.
